Cookies and Tracking

Cookies are small data files stored on your device. This Site asks for your permission before setting analytics cookies — you'll see a banner on your first visit. One exception is described under Advertising below.

If you decline, the Site still works normally. Matomo continues to count anonymous page views without storing anything on your device, Google Analytics is never loaded, and we do not link your browsing to you between visits.

If you accept, we set a first-party cookie so we can recognize you on return visits. If you have given us your email address through one of our forms, this lets us tie the pages you view on this Site to your record so the market updates we send reflect the areas you are actually looking at. We do not track your activity on other websites.

Strictly Necessary Cookies

One cookie is set regardless of your choice, because the Site cannot deliver a feature you asked for without it. When you register to view a property listing, we store a cookie named sf_gate_ok containing only the value 1. It records that this browser has completed registration, so you are not asked to register again every time you open a listing. It contains no name, no email, no identifier of any kind, is not readable by our analytics, and is never used to track you across other websites. It expires after 90 days.

Advertising

This Site runs advertising on Meta (Facebook and Instagram) and uses the Meta Pixel to measure whether those ads work. Unlike the analytics tools above, the Meta Pixel loads when a page loads, before the cookie banner is answered. It is stated plainly here rather than implied, because measuring ad performance is the only reason the Site advertises at all, and gating it would make that measurement unreliable.

The Pixel records that a page was viewed and, on the property-enquiry landing page, that a form was completed. It does not receive the answers you give in that form. You can limit this at the platform level through your Meta ad preferences, or with any browser or extension that blocks advertising trackers — the Site works normally either way.

Google Analytics

When enabled, Google Analytics loads only after you accept cookies. You can additionally opt out at the browser level by installing the Google Analytics Opt-out Browser Add-on .

Data Security

I take reasonable measures to protect your personal information from unauthorized access, alteration, disclosure, or destruction. However, no method of transmission over the Internet or electronic storage is 100% secure, and I cannot guarantee absolute security.

Data Retention

I retain your personal information for as long as necessary to fulfill the purposes outlined in this policy, unless a longer retention period is required by law. Contact information is retained to maintain relationships and provide ongoing service.
